Who are we?
Ranieri d.o.o. is a local rental agency specializing in offering holiday homes for rent in Dubrovnik. With 18 years of experience in the tourism industry in Dubrovnik, Croatia, our team personally inspects and accurately describes each apartment on our website. All properties hold rental licenses from the state authorities. Our dedicated team is available 24/7 to ensure the best service for our clients. Feel free to inquire about specific needs.
Payments
Payments are made in euros (€). If a guest uses a different currency, conversion to euros will be based on the Croatian central bank’s exchange rate at the time of the quote request. The reservation is binding, requiring a 30% advance payment of the agreed accommodation price, and confirming the reservation via email. Upon receipt of the advance payment, we will send a written reservation confirmation, constituting a concluded Rental contract. The rental price includes water, gas, electricity, internet, bed linen, towels, kitchen towels, final cleaning, stay registration, residential tax, and value-added tax. Ranieri d.o.o. is not liable for exchange rate differences or fees imposed by other banking institutions.
– Advance payment (30% of the agreed accommodation price) via bank transfer is due within 3 days of reservation confirmation.
– Balance payment (70% of the agreed accommodation price) is required no later than 20 days before the arrival date.
For reservations made 30 days or fewer prior to the rental period:
– The total amount is due immediately.
The guest will receive a non-changeable reservation confirmation and a check-in info email containing essential arrival and departure details (times, address, coordinates, and host’s phone number). Any requests for earlier arrival should be emailed; our staff will try to accommodate if the property is available or offer luggage storage. While you start your Dubrovnik vacation, the cleaning company will ensure the property is clean and welcoming upon your return.
Capacity
The occupancy of Casa Kondelli must not exceed 6. Children under 11 years old are not allowed for their safety, as there is concern they may climb on the terrace flower beds, risking falling.
Noise and parties
Parties are strictly prohibited in Casa Kondelli or any other area on the property. If guests disrupt public order with noise and unruly behavior and fail to cease after a warning, it will be considered a severe violation of the Rental contract, allowing us to terminate the contract. Guests are not entitled to request a refund for the accommodation already paid.
Technical Equipment
Casa Kondelli is equipped with all necessary devices, technical equipment, and amenities to ensure a pleasant stay. In the event of any device malfunction or failure, guests must promptly notify us so that the owner can arrange for repair and resolution within a reasonable timeframe.

Security Deposit and Damages
Upon arrival, guests must provide a security deposit in cash to cover potential damages. The deposit amount is specified on the homepage and in the check-in info email sent before their arrival. The deposit serves as insurance against damages to Casa Kondelli, and the owner has the right to use it to cover any such damage. If the damage exceeds the deposit, the guest must pay the remaining amount. In the absence of damage, the owner will return the deposit during the key handover at the guest’s departure.
During the rental period, guests must promptly inform the owner of any damage to Casa Kondelli. Before returning the keys, the guest is required to inspect the apartment with our staff. If there is no damage, the deposited sum must be returned to the guest during the key handover at departure.
Complaints
If guests encounter issues such as insufficient cleaning, damage, or other irregularities at Casa Kondelli, they should immediately notify the staff by phone or email for a swift resolution. Written complaints should be directed to info@casakondelli no later than 2 days after the occurrence of damage or check-out.
